Welcome to Pied-à-Terre at Casitas Aparicio, a secure compound consisting of five quaint newly remodeled Casitas less than 5-minute walk to El Jardin with a private outdoor area and common terrace featuring a barbeque, fireplace & beautiful views of Northern San Miguel. The community area terrace has plenty of tables and seating, providing an ideal place to relax and enjoy morning coffee or an evening cocktail.


Casitas Aparicio offers four different Pied-à-Terre at Casitas: 

*Unit 1 -- 1- bedroom 1 1/2 bath two story unit (sleeps four)

*Unit 3 -- 1- bedroom 1-bath ground level unit (sleeps four)

*Unit 4 -- 1- bedroom 1-bath second level (sleeps four)

*Unit 5 -- 2 - bedroom 2-bath upper tier unit (sleeps six)


Guests enjoy keyless carded entry to the compound and a video doorbell in their units, which allows guests to view visitors standing at the gate and provide them with remote entry to the compound. 


Casitas Aparico is proud to offer:

1.High Speed Mesh Wi-Fi (blanketed throughout the unit and the exterior grounds) with 100% uptime

2. Regular cable TV is enhanced with Chromecast and HDML cable for viewing streaming content from a smartphone (or any device with an HDML input) to the flat screen.

3. Guests also enjoy clean filtered water (carbon, calcium, ultraviolet, activated carbon and colloidal silver filters) throughout their Pied-a-Terre-- providing our guests with safe water for drinking and bathing.

  • Travelers who cancel less than 60 days before 6:00 PM CST on the day of check-in (including no-shows) are charged 100% of the booking amount.

About the Owner/Managers:
Jonathan Yamauchi and Paula Kresser (Owners), permanent residents of Mexico, welcome you to Pied-à-Terre at Casitas Aparicio. They are available to assist you from the time you make your inquiry/reservation throughout your checkout via cell or WhatsApp messaging 1.816.813.1253.

We realize that unanticipated delays in traffic and recent changes and/or delays in airline schedules may result in very late arrivals.  In the event of these circumstances, and as a courtesy to you, we will accommodate you with 24/7 access to your Pied à Terre Residence via a self-service digital entry code providing access to the property front gate.

Your Pied à Terre Residence will be ready for immediate occupancy, unlocked, with lights on prior to your anticipated arrival. Electronic swipe cards (2) for the front gate and keys to your unit (2) will be in a tray on your living room table, accompanied by your guest registration form for your completion and signature.

Our housekeepers, Isabel and/or Cristina, will be available to you 7 days a week from 9:00 am to 4:00 pm daily, and 11 am to 4 pm on Sundays. If you need anything housekeeping-related, please text us at 1.816.813.1253, and we will have them attend to your housekeeping needs. Hang the laundry bag (found in your closet) on your front door at 9 am for a 24-hour (and sometimes same-day) wash and fold laundry service.

If you find your unit and the property impeccably clean, and you feel well cared for throughout your stay, please show your appreciation in the form of a gratuity in the outdoor tip box upon check-out. Our housekeeping staff does not earn laundry service revenue and is reliant on the tips (shared equally) as part of their overall compensation and benefits.

Your unit will receive a thorough cleaning is once a week and light cleaning mid-week, plus additional towels and toiletries upon request. Guest do their own dishes.  All of our guests are invited to enjoy a beautiful view and serene ambiance from our common area terraza, fully equipped with a gas Weber BBQ, gas fireplace, wet bar, electric plugs for your devices, and ample seating for everyone.

Please be comforted knowing that our 5-stage water purification system completely purifies water in every unit throughout the property.  Our water is regularly lab tested for absolutely safe drinking and bathing. For those who rely on strong wireless at all times, our state-of-the-art -art Mesh wireless system blankets the entire property, providing 100% uptime through two internet service providers. Each unit has a property guide summarizing these wonderful features as well as restaurant recommendations designed to make your stay safe, pleasurable and a memorable experience for years to come.

  • Pied à Terre at Casitas Aparicio is an adults-only, Pet-Free property. 
  • Children ages 16-17 will be allowed if accompanied by an adult in all public areas of the property at all times.
  • Smoking is prohibited anywhere on the property.

Late check-out after 11:00 am is available at the discretion of the Owner-Managers with consent via WhatsApp (Paula 1.816.813.1253) PRIOR TO DATE OF DEPARTURE. For Guests who check out later than 11:00 AM without prior approval and before 3:00 PM, a late fee will be charged to their credit card on file at $50.00 per hour.

In the event guests check out on or after 3:00 PM, guests will be charged for another day of rent at the full prevailing rack rate for the unit(s) occupied. If the guest fails to vacate on or before the agreed-upon checkout time, the Manager reserves the right to move the guest's belongings to a safe area outside of their unit so that the room can be cleaned and prepared for the next guest's arrival. At the time of guest reservation and payment, the guest acknowledges that Pied à Terre at Casitas Aparicio is a non-smoking and pet-free property for all spaces, interior and exterior. Failure to honor this policy will result in a $100.00US/day fine charged to the Guest's credit card.

Late check-out after 11:00 am is available at the discretion of the Owner-Managers with consent via WhatsApp (Paula 1.816.813.1253) PRIOR TO DATE OF DEPARTURE. 
Guest Check-in Policy:
Upon arrival, Guest agrees to legibly complete and sign the Pied à Terre at Casitas Aparicio Check In Form (found on their living room table), and provide their government issued ID, personal email address, and credit card information authorizing their credit card to be charged if rented items listed below are purchased or not returned to the unit upon departure. 

Guest Check-in Policy:

Upon arrival, Guest agrees to legibly complete and sign the Pied à Terre at Casitas Aparicio Check-In Form (found on their living room table), requesting information from your government issued ID, personal email address, and credit card information authorizing their credit card to be charged if rented items listed below are purchased or not returned to the unit upon departure, or for incidental charges for wine or ground coffee.

Guests agree to rent the items listed below for the duration of their tenancy at no cost and leave all rented items in their unit at the time of checkout. In the event the Guest would like to remove and /or keep any of the rented items at the time of check out (including lost key or lost swipe card), the guest will be notified by email, and the guest's credit card will be charged in accordance with the purchase prices listed below. Any additional items missing, such as towels or blankets, will also incur a charge in an amount discretionary to the management. Upon confirmation and payment of the Guest's reservation, the Guest acknowledges, understands, and agrees to the terms and conditions of our policy at Pied-a-terre at Casitas Aparicio.

Force Majeure:

Pied-a-terre management, its owners, successors and/or assigns (Management), shall  not be liable or responsible to Guest, nor be deemed to have defaulted under or breached its policies, for any failure or delay in fulfilling or performing any term of the rental when and to the extent such failure or delay is caused by or results from acts beyond Management's reasonable control, including, without limitation, the following force majeure events (“Force Majeure Event(s)”) that frustrates the purpose of this Agreement: (a) acts of God; (b) flood, fire, earthquake or explosion; (c) war, invasion, hostilities(whether war is declared or not), terrorist threats or acts, riot or other civil unrest; (d) government order or law; (e) actions, embargoes or blockades in effect on or after the date or rental; (f) action by any governmental authority; (g) national or regional emergency; (h) strikes, labor stoppages or slowdowns or other industrial disturbances; (i) epidemic, pandemic or similar influenza or bacterial infection (which is defined by the United States Center for Disease Control as virulent human influenza or infection that may cause global outbreak, or pandemic, or serious illness); (j) emergency state; (k)shortage of adequate medical supplies and equipment; (l) shortage of power or transportation facilities; and (m) other similar events beyond the reasonable control of Management.
